Our partnership with Tishman Speyer spans multiple high-profile projects. For The Spiral, the Bjarke Ingels-designed tower at Hudson Yards, we developed the brand positioning, launch strategy, and a series of integrated print, OOH, and digital campaigns. For Morgan North, a historic postal distribution center reimagined as a modern office, we created a multifaceted campaign showcasing its expansive green rooftop and unique mix of heritage and innovation. And for Studio, Tishman Speyer’s new co-working brand, we supported the positioning and developed the launch campaign.

, The Harper is a new-build luxury condominium on the Upper East Side featuring spacious multi-bedroom units and a suite of unique amenities—such as playrooms, music practice rooms, and studios—geared toward longer-term, family living. The challenge was to help the brand stand out amidst the numerous luxury condo options entering the market at the time of its launch.

Rather than attempt to "out-luxury" the competition, we positioned The Harper as an elevated yet surprisingly down-to-earth, neighborhood-centric experience. Charming sketch illustrations were integrated into the identity, adding a personal touch that further highlighted the building’s family-friendly ethos. Our tagline, "A modern vision of residential life in the city," signaled a fresh approach to urban living. The result was a highly successful launch, robust sales, and nearly sold-out inventory shortly after coming to market.

Luxury that loves its neighborhood

The Harper

Centennial Yards is one of the most ambitious mixed-use developments in Atlanta’s history, transforming 50 acres of underutilized space into a vibrant, walkable district. Located downtown, adjacent to iconic landmarks like Mercedes-Benz Stadium and State Farm Arena, the development is redefining Atlanta’s urban core with a dynamic mix of residential, retail, dining, and entertainment spaces.

Working with CIM Group, Love & War has been developing brands for the new development’s signature hotel, including its ground-floor and rooftop restaurants, as well as for the new residential tower being built nearby. The work is still in progress, and we look forward to unveiling these brands with a cohesive approach that captures the spirit of Atlanta and the forward-looking energy of Centennial Yards.

Natiivo is a pioneering real estate concept developed in collaboration with Airbnb, offering a unique model that unites the comforts of home with the amenities of a hotel, allowing owners to list their units on homesharing platforms for flexibility and maximized investment potential.

Love & War was responsible for the brand's positioning strategy, visual identity development, and launch. We crafted a brand that bridges the ease and consistency of a hotel with the personal warmth and familiarity of home, introducing a new hybrid concept into the real estate and hospitality landscape.


A pioneering model for home ownership

Natiivo / Airbnb

Launched in 2024, Belmont Park Village is an ambitious new luxury shopping destination set on the historic grounds of New York’s Belmont Park, the iconic site where Secretariat won the Triple Crown and the Wright Brothers once demonstrated flight. Styled as a true, walkable village – much more than just a retail experience – it brings together high-fashion shopping, hospitality, and dining in a setting full of charm and authentic character.

To launch this new experience, we focused on placemaking – imagining the Village not as a “new" development, but one that had evolved over time, alive with its own history, character, and charm. We then brought that idea to life through a campaign featuring droll illustrations of quirky village characters in everyday scenes, signaling a richer, more textured, more engaging experience could be found at a typical luxury shopping center.

Belmont Park Village

Following our work with SL Green on the F&B and amenities at One Vanderbilt, Love & War was engaged to develop the branding for the signature rooftop dining venue atop One Madison Park. Helmed by Chef Daniel Boulud and his Dinex team, the luxurious indoor/outdoor restaurant was conceived as an elevated garden sanctuary, offering close-up views of the iconic MetLife clock tower as well as sweeping vistas over Madison Square Park.

The branding we developed drew inspiration from the natural beauty and precise geometry of the French formal garden tradition, crafting an elevated visual narrative that we extended seamlessly across the guest experience. In addition to the visual identity system, Love & War created a complete suite of guest materials and marketing collateral, setting the stage for a successful launch in Summer 2024.

A signature rooftop for a new power address

One Madison

33 Bond is a new-build rental located at the intersection of Boerum Hill, Cobble Hill, and Downtown Brooklyn. With historic brownstone charm on one side and cultural landmarks on the other, the building was designed to attract a younger audience seeking balance, flexibility, and a strong sense of place.

Our approach positioned 33 Bond as perfectly attuned to the rhythm of city life today, leaning into the creative and cultural energies of modern Brooklyn while keeping things grounded and personal. Rolled out across print, digital, and OOH, the result was a vivid picture of Brooklyn living that established the 33 Bond lifestyle: flexible, rooted, and fully in step with its surroundings.
